Competitive bidding at an auction, drives the price up, one bid at a time.
An auction creates urgency, particularly in a Buyer’s market, when buyers are taking their time to decide.
An auction bid is an unconditional offer on auction day or the next day, at the latest.
An unsuccessful auction tells you in real terms, the truth about where the market is at that moment, relative to your expectations.
An auction is a good option for investment properties where the sellers don’t want to wait too long.

Market may remain steady until elections
As per the latest REINZ May 2026 property report, the data shows a 2.6% increase in the Auckland median sale price, compared to the same period last year and a 12.1% decrease in the sales count. Compared to the previous month, the Median Price is down 1.0% and Sales Count is up 1.6%. As per the report, “Upcoming elections and fluctuations in interest rates influenced market sentiment. Local salespeople anticipate that activity will increase post-election, but will be steady until then.”

NZHL Property Report May 2026
Economist Tony Alexander shares his insights in his latest NZHL Property report, which compiles the response he has received from 231 real estate agents. The results show the following:
- Buyers are highly discerning between homes which are well presented with zero issues and those requiring some work or having some undesired characteristics.
- Almost all measures are slightly improved from the depths of our survey four weeks ago. But the results nonetheless reveal a market still struggling and firmly in favour of buyers.
- Prices are generally seen as falling, but a number of agents noted an uptick in interest out of Australia plus some mild strength appearing in the long-beleaguered Auckland CBD apartment market.
